What this measures
Residential property prices in REAL terms - deflated by each economy's own consumer prices, so an economy with 40% inflation does not read as a housing boom. Covers 58 economies quarterly. This measures how fast prices are moving, not whether they are expensive: for that, see prices against income or against rents, which score each economy on its own history instead.

Coverage differs from metric to metric because these providers cover different sets of economies, and a gap is left as a gap rather than filled from a proxy - an absent economy is one we hold no reading for, never a zero.
